Presenting Your Home Preparing your home for sale is just as important as pricing it properly! Once the price attracts interest, we must do everything possible to create a “wow” factor for the buyers once they walk into your home. We call this optimum presentation “staging for success”. One of the unique aspects of our team is that we specialize in not only pricing and promoting your home for sale, but presenting it powerfully. We have years of experience in design and successfully staging homes for sale. Keep in mind that staging your home is intentional for the purpose of attracting a buyer and it may not be your optimum choice in how to personalize your home for your lifestyle preferences. These are some general tips to use when preparing your home to present to your buyer. We will help you look at your home like a new buyer would…starting from the first time they pull up in front of the home and experience the exterior. We want that “curb appeal” to draw the buyer into the home with a warm and positive feeling. Upon entering, they will find the perfect, well kept and inviting house they’ll want to call home! Here’s what we will be looking for together: - Front door looks like it is freshly painted
- Lawn well kept and mowed and shrubbery trimmed
- Remove and replace dead or dying plants; add flowering plants and perhaps plants by the front door
- Flower beds weeded and edged
- Walkway and driveway swept clean and cobwebs and hornets nests removed
- Touch-up paint as needed and clean windows
- Newspapers, debris, toys, tools, etc., removed and put away
- Vehicles parked inside garage or on the street
Once we have set the stage with the buyer, upon entering your home we want your buyer to see: - Clean carpets, windows, and floors (replace floor coverings if worn or stained
- Clean walls, doors, door casings and ceilings (possibly repaint or touch-up)
- Generally remove all clutter throughout the home as well as personal items and photographs
- Organize closets and cabinets
- Make certain all light bulbs are working
- Deodorize home to eliminate pet, smoke and cooking odors
These cosmetic tips are focused on getting your home cleaned inviting, fresh looking, neat and fragrant. However, where we will give you that much needed edge in preparing your home for sale is with our expertise in maximizing the size and sizzle of your home. We want your home to show as spacious and as inviting as possible. This may specifically mean moving furniture and rearranging accessories. We know how to do that! Again, the sole purpose is to set the stage for a buyer to envision him or herself living in your home! When your home stage is set, we’re ready to show your home! And, here are some tried and true tips to maximize your showings: - Sweep the sidewalk and driveway
- Make certain all the beds are made and everything is put away
- Turn on all the lights
- Open blinds and window coverings to let light in….it gives a spacious, open and inviting feeling
- Spray room fragrance (if you bake cookies, that will work too!)
- Turn on soft, easy listening music
- Set the thermostat (and fans) to a comfortable setting
- Fresh flowers are always awesome!
